Why We Built EZRS

Easy Reserve Study® exists because reserve planning still depends on disconnected systems and reports that go stale the day they’re printed.

EZRS was built on a simple premise: better engineering should support professional judgment, not replace it — so every decision stays in a reserve professional’s hands.

The Problem We Set Out to Solve

Reserve planning carries real financial and legal weight, but the tools behind that work haven’t kept pace with modern technology.

Every 3–5 Years

Reserve studies get updated on that cycle, while costs and conditions shift annually.

Widespread Underfunding

Many community associations carry reserves that don’t cover what’s actually ahead.

Rising Scrutiny

Boards, regulators, and communities now expect forward-looking, defensible capital plans.
The result: reserve professionals doing high-stakes work with software that was never built by engineers who understood the stakes — until EZRS.

Why Our Founder Started EZRS

Our CEO spent his career building technology — then saw an industry that had never had it applied properly.

John Zanni is an engineer first. Years before founding Easy Reserve Study (EZRS), he took that technical background directly into the reserve planning industry — working hands-on inside the field, not observing it from a distance. What he found was an industry running mission-critical financial planning on outdated spreadsheets, disconnected systems, and tools that were never built by people who understood software.

He founded EZRS to close that gap: a system engineered the way modern software should be, built specifically for how reserve professionals actually work — not a report template repackaged as software.

What matters most at EZRS isn’t the product alone — it’s the people building it, and the professionals we’re building it for. Stronger planning starts with the people who make it real.

Enabling Reserve Professionals, Not Replacing Them

EZRS isn’t a typical software company trying to automate reserve professionals out of the picture.

We built EZRS around one belief: professional judgment doesn’t get replaced by software — it gets supported by better engineering. EZRS reduces the manual work in reserve planning — data entry, scenario modeling, and report generation — so reserve professionals can spend their time on the decisions that carry real accountability.

Every plan, forecast, and report EZRS produces stays under the reserve professional’s review and sign-off.

Smarter Planning. Stronger Communities.

EZRS’s mission is to make long-term capital planning easier to build, explain, and defend.

Communities, boards, and public agencies depend on accurate, defensible reserve plans to avoid surprise costs and protect the people who rely on these properties every day. EZRS replaces fragile spreadsheets and outdated studies with a living system reserve professionals and the organizations they serve can trust — and when planning is clearer and easier to defend, the communities behind that planning grow stronger.
